Tenant Check List

SUGGESTIONS FOR A TENANT TO ENSURE A SMOOTH TENANCY:

  • Introduce yourself to your landlord via phone or email.
  • At least 2 weeks prior to occupancy have all applicable utilities and services organized.
  • Leasing agent will usually supply keys but make sure you have a set or know where to find them.

During Tenancy:
Property Manager vs. Real Estate Leasing Agent

The role of a property manager should not be confused with that of a broker acting as a leasing agent and solely concerned with renting space. The property manager may use the services of a leasing agent, but that agent does not undertake the full responsibility of maintaining and managing the property during your occupancy. If the landlord does not provide a property manager then the landlord assumes the role of property manager rather than the real estate leasing agent. Commission paid by landlord to real estate leasing agent represents payment for bringing together a “meeting of the minds” and preparing legal paperwork.

Maintenance:

It is the responsibility of the tenant to maintain the condition of the house and gardens as they found them. This will probably include weekly maid service and weekly yard service. Upon departure the house should be presented back to the landlord in the same condition as you found it. If significant damage occurs during your tenancy contact your landlord directly and discuss a solution. The same applies for any utilities or appliances that stop working or break.
 
Post Tenancy
Security:

Security Deposit is due back to the tenant per time specified in lease agreement. If there are any deductions then copies of all invoices must be supplied with the returned deposit. If maintenance, other than specified in the lease, is performed at the house during or after tenancy that it not due to the negligence of the tenant then the tenant should not be charged for this. If there is a discrepancy over the total amount due back to the tenant please contact your landlord directly. If a mediator is necessary please seek professional legal advice.

SUGGESTIONS FOR LANDLORDS PRIOR TO TENANT OCCUPANCY TO ENSURE A SMOOTH TENANCY:

  • Entire house professionally cleaned. All food items from the pantry and refrigerator removed. All appliances totally cleaned and in excellent working condition. All shelves wiped clean. All trash and recyclables removed from premises.
  • All beds prepared with clean linens.
  • All closets and drawers empty of personal items ~ clothes, shoes, hats, etc.
  • All personal effects removed from all bathrooms.
  • Lawn mowed and property in neat condition. Irrigation, if applicable, set on a timer. Regular landscaping maintenance schedule set up and tenant advised of cost and schedule.

  • Complete list of service numbers available.
  • List of helpful tips to the tenant regarding any nuances of the house to help maintain condition.
